Hill Management Services secures 100% tenancy at Glen Burnie’s Dover Commons

Timonium-based Hill Management Services Inc., a private full-service property development company, secured a 100% lease in Dover Commons just prior to delivery of the 66,000 square foot speculative warehouse/industrial building in the Bay Meadow Glen Burnie Industrial Park.

Ashley Zito, senior director of leasing at Hill Management Services, represented the owner in all three transactions in addition to Kate Jordan, director and Marley Welsh, vice president of Lee & Associates | Maryland, in their role as the exclusive rental company for the Anne Arundel County property.

Morris Tile Distributors, a wholesale business of tile flooring products for commercial and residential installations, has signed a lease for 33,560 square feet of space and intends to relocate an existing site in Dover Commons . Peter Rosan and Katie Gormley of Cushman & Wakefield represented the tenant.

Engineering consultant CETEC Cereal Technologies, Inc. has signed a lease for 18,400 square feet of space and intends to move its offices from the Elkridge area. Bike manufacturing company Velo Orange leased 14,400 square feet of space in the building and moved from its Annapolis location in mid-fall. Morris Tile Distributors and CETEC Cereal Technologies Inc. plan to move in early 2022.

The building is immediately adjacent to Route 10 (Arundel Freeway), close to the Route 710 interchange, and provides easy access to Interstate 695 and the Ritchie Freeway. Baltimore-Washington International Airport is approximately 10 miles and the Port of Baltimore is approximately 15 miles from the site.

A wide range of commercial and consumer amenities are located close to Dover Commons including big box retailers, large chain supermarkets and a variety of fast and casual restaurants.

According to Lee & Associates, the current vacancy level in the Anne County North Arundel submarket is 4.9%, with activity driven primarily by businesses with warehouse/manufacturing needs and users last mile logistics.
